Selling Residential Property!

To obtain the highest price in the quickest time there are things that sellers can consider.
1. Paint the entire interior beige using a decent quality paint.
2. Have the property inspected and then address every issue on the inspection report.
In addition to price this make for a quicker smoother transaction.
Today’s buyers are seeking move-in condition.

People want to live in in Boca Raton for the many amenities. For the good to great schools and universities both public and private. To walk to the beaches and parks; for the nice boat ramp, the good golf and many other sports. For safety and fine public services. For hospitals; medical care and a huge array of shopping. This city is among the best!

Spending $1.00 per day on water is different than years past.
Installing one of the best under sink water filters will recover the investment in one year and save big bucks over future years.

Is seems silly that water is outpacing soft drink sales in the markets. Am I the only one that sees something wrong with this picture?

Rental Properties

This is a list of some possible deductions for those that rent out property. I do not take credit for this list as I found it on the internet. The reason that I am posting it is because I receive questions about deductions and I do not always know the answer.
1.     Management fees (e.g. property management)
2.     Homeowner’s association (HOA) or condo fees
3.     Utilities - Insurance
4.     Property taxes
5.     Pest control - Landscaping
6.     Mortgage interest - Other interest - Bank fees
7.     Supplies
8.     Education/professional development
9.     Licenses/permits - Leasing fees
10.   Legal & professional fees
11.   Office/telephone - Postage/shipping
12.   Travel - Meals & entertainment
13.   Automobile/car expenses
14.   Repairs* - Appliances/fixtures/equipment*
15.   Minor improvements* - Major improvements/new assets*
16.   Depreciation

*There are strict requirements regarding the definition of each of these. Things in these categories are grouped based on how much they cost and other requirements that make them fit into one category or the other, and each is treated differently in terms of writing them off. A licensed tax expert needs to guide you on how to file each of these appropriately.

By helping others, we help ourselves!
Baltimore has more than 16,000 vacant houses. Why can’t the homeless and the immigrants move in?
We will have a nicer country when we learn to help people who need the most help. Homeless, immigrants and others who may need or want help.
With help; people in need can re-build a community, become productive and pay taxes. People in need can educate their off-spring to become self-sufficient.
There are 18,600,000 vacant homes in the United States enough to house the homeless and all the immigrants and more.

Give a key  to start a community!

It can be very confusing to purchase carpet and have it installed.

My area measures 59.8 square yards so I rounded it up to 60 square Yards.
Then I added the waste factor of 20% and I need 72 square Yards.
The company, the one without a store front and visits your home with the intent to sell you carpet at the highest price possible.  They advertise everything included like Carpet, padding, moving furniture, and adding molding if needed.  They have different prices; therefore, if you do not ask and if you are not persistent it will cost you.
To cover this area with better plush carpet will cost $5,832.00
To cover this area with better Berber carpet will cost $3,420.00
Next I went to a big box home improvement store where they offer free installation and everything is included; no surprises!
Selecting$40.00 per yard carpet and adding basic padding the final price amounts to: $2,923.00.
Finally; I found an ad on the internet. Their coupon offers “whole house special” $299.00 up to 600 square feet. I called and was told that is for carpet only! With installation, it would be close to $1,000.00. This sounds good but the store is one hour from my home and I will not get there any time soon. They did offer to send a measure person for $25.00 and they said that the measure person carries samples.

Real Cost breakdown

Selecting the carpet - carpeting can cost as little as $2 per square foot, or as high as $100 per square yard, but the average carpet and pad will cost between $30 and $40 per square yard - for a total of 72 yards at $40.00 equals $2,923.00 for the carpeting and padding alone.

Installing the Carpet: with a base rate of $5 per yard, the total installment fee is $340.00; and then there is moving the furniture; removing the old flooring and hauling it away, molding if required and replacing the furniture. All this must be worth $500.00 for the installer, one helper with their tools and truck.
I do know that if you go for the least expensive carpet; you will need to do it again in a few years.
The cost of labor is the same if you use low priced or medium priced carpet so it makes sense to go shop for good carpet that will last 15 years. Soil and wear resistant is important.
I have not decided where I will buy my new carpet as I like to shop and research before making financial decisions. I hope that I can find good quality and have the job completed for $2,000.00. this will be $28.00 sq. yd. installed! Job done!

As of March 1, 2017, that are 70 new single family homes for sale in Boca Raton. The price range is from $570,000.00 to $12,650,000.00.
There is a house in Hidden Valley offered at $570,000 or $210.00 per sq. ft. figured on living space which appears to be a good deal. This construction has not started and will take time, effort and patience.

A house in OAKS AT BOCA RATON is listed at $926,000 or $216.00 per sq. ft. This is NEW CONSTRUCTION, 2 Story with Master on main floor, HOME has 4 (could be 5) BEDROOMS, 5.5 BATHS. Each bedroom has private bathroom. First floor DEN/Office or maybe use as 5th bedroom with atrium view, upstairs open loft area, functional 2nd floor front balcony, Custom Pool w/Shallow Sun Shelf, 3 CAR GARAGE and many UPGRADES.

There are six beautiful contemporary homes listed at the Royal Palm Polo Club less than $1,100,000. These homes are between $230.00 and $250.00 per sq. Ft. including land and they appear to be an attractive offering. I like helping customers with Toll Brothers Homes because they are pleased with the service and the product. This is truing into a very nice community and it is very convenient to major roads, beaches, shops, schools, universities and downtown. Two models will be move in ready this fall and the others will be next year.
