Renting out a House

Renting out single family homes in South Florida at positive cash flow can sometimes be a challenge.
An investor can consider finding houses near town or universities and especially properties with multiply use zoning.
Seriously consider obtaining the proper license; rooming house, B&B, or motel. This will increase the value of your investment and keep you from trouble.
Now it is possible to update the house into equal bath and bedrooms. Each bedroom with private bath, clothes closet, microwave and counter top refrigerator. Be sure to install a good water filter system.
Living room, carport or garage is not necessary allowing for more bedroom spaces.   Try for at least four bedrooms and four bathrooms, kitchen, dining area and sitting room.  Include a nice entrance foyer.
The back yard should be fenced in for privacy. A washer dryer is important and could be coin operated. Because the hot water tank cannot be close to every room consider adding quick recovery hot water near each bath.
Depending on location, you can now rent furnished rooms at $300.00 per week that includes utilities.
